I think the word ‘mandate’ is thrown around so much, it has lost its value. I keep hearing, “I am a mandate, she is a mandate, I know a mandate, I am direct to a mandate, I only work with mandates…” etc!
Have you ever asked a ‘mandate’ to provide a mandate letter? I did that once and they could not prove that they have been authorized. On another occasion, a buyer told me, they revoked the mandate’s authority a long time ago. In yet another case, a broker was cutting ICPOs left and right without having any mandate authority. The buyer found out and was furious!
In a nutshell, I think this word doesn’t have much worth and people should not be so stuck up on wanting to only work with a mandate or believe that a person truly is one. After all, a mandate is still a broker / agent at the end of the day, and we have so much more to worry about in this tough business, don’t we?
